The Hangar Annexes Development

As part of the Swansea Bay City Deal-backed Pembroke Dock Marine project, four Grade II listed annexes to the Sunderland Hangars are currently being renovated into new modern workspaces located at Pembroke Port, and are ideal for the growing renewable industry.

The Pembroke Dock Marine project is creating a world-class centre for marine energy and engineering in close proximity to the Celtic Sea and its significant marine energy resources. And as well as new office and workshop spaces in the Hangar Annexes, we’re supporting the renewable industry further, with the creation of additional fabrication and laydown space, an extended slipway and a new berthing zone.

The Hangar Annex development started with engaging with the local community on the building names and as a result, each of the newly developed buildings has a name with a special connection to Pembroke Dock’s fascinating history.

The renovation of the properties is being carried out by contractor R&M Williams who we got to know in our regular Meet the people of Pembroke Port series at the beginning of the project.

As we follow the transformation of the Hangar Annexes from start to finish, we look forward to the completion playing an integral part of the Pembroke Dock Marine project.

Catalina House

760m2 two storey office and light workshop space

August 2022: R & M Williams have demolished the previous building in order to upgrade the switch gear, which will improve safety and reliability to the Port’s site.

 

January 2023: The new Glass-fibre Reinforced Polyester (GRP) enclosure has been installed onsite along with new switch gear which will be switched over from existing to new in early 2023. New foundations have been formed, the steel frame has now been installed and the structural opening has been formed. An external fabrication has taken place to prepare for rendering. The new roof has been formed and the area has been prepared for plant installation. The concrete deck has been formed on the first floor along with the external walls. New Crittal glazing units have been installed throughout including a curtain wall. Internally, the fireproofing has begun with the formation of internal walls.

February 2023: The internal Steel Framing System is complete to form internal wall finish. The first-floor rooms have had its initial decoration complete, and the ground floor has had fire proofing completed. The new block walls have been formed in the workshops and the structural steel is now in position ready for the roller shutter doors. Externally, groundworks are currently ongoing to enable the electric switch gear upgrade.

May 2023: All internal walls have been formed, taped and jointed and the first coat of decoration is now complete. The new roller doors have been installed to workshop areas and the switch gear upgrade has been completed. The first fix of mechanical and electrical systems and carpentry are ongoing.

June 2023: Internal decoration is ongoing throughout; the lift has been fitted and commissioned and the new internal staircase has been formed. The WC and shower rooms have been installed and tiling is complete, as well as the kitchen fit out which is now complete. The first fix of mechanical and electrical systems is now complete and has now moved onto the second fix, carpentry works are ongoing throughout. Externally, the Sto render system application is ongoing.

Catalina 2 Catalina

September 2023: We are now at the final stages of commissioning. Internally, a final snag has been complete by the architect and client, and the contractor is working through these in readiness for handover. Externally, the boundary fence has been installed and the tarmac car park area is complete.

 

Falcon House

August 2022: The roof has now been demolished and the building is being prepared structurally ready for its new roof.

January 2023: Extensive structural repairs have been carried out to external walls and are prepared for lime render. The new roof, parapets and sills have now been completed. The subframe and Crittal glazing has been installed throughout.



February 2023: Internally, the plastering and the initial decoration has been completed throughout as well as the completion of the internal Steel Framing System to form internal wall finish. The first fix of mechanical and electrical systems is now complete with the second fix carpentry near completion. Externally, the second coat of lime render has been applied and the external access ramp has been formed.

May 2023: Internally, the walls have been formed with first coat of decoration complete throughout, and the kitchen along with the WC has been installed. The second fix of carpentry and mechanical and electrical systems have been completed. Externally, the lime render is now complete.

June 2023: Final decoration is complete throughout including the carpet which has been laid throughout. The mechanical and electrical commissioning is ongoing. Externally, the balustrade has been installed for ramp access.

September 2023: Work complete ready for handover to client.

 

Erebus House

Ground floor office space with ramped access 169m2

August 2022: A new roof and man safe system has been put into place, the foundation has been strengthened by underpinning, new copings have been installed and concrete repairs to structural columns and beams have been complete. To prepare for the Crittal windows, structural openings have been formed and new window subframes have been installed in readiness.

January 2023: Crittal windows have now been installed throughout. The internal Steel Framing System is complete to form internal wall finish. Plastering and initial decoration has been completed throughout. The first fix of mechanical and electrical systems is complete with the second fix carpentry following closely behind. 



February 2023: The second fix carpentry works are still in progress. The installation of the kitchen and Altro flooring is complete. Externally, the wall preparation for lime plaster has been completed and the drainage connection is underway with landscaping works taking place.

May 2023: The second fix of carpentry is complete. Externally, the landscaping works are currently ongoing, the bin store has been installed and the EV charging points are now in situ.

June 2023: Final decoration is complete throughout including the carpet which has been laid throughout. The mechanical and electrical commissioning is ongoing. Externally, the balustrade has been installed for ramp access.

Erebus Erebus 2

September 2023: Work complete ready for handover to client.

 

Oleander House

Two storey office accommodation 654m2 in total

August 2022: A new roof has been installed on the annex as well as the man safe system. Foundations have been formed for the new glass link building with a steel frame erected. Internally, repairs to the concrete have been completed along with the installation of Helifix to the walls in readiness for plasterboard. The first fix of mechanical and electrical systems have been completed as well as the installation of the new surface water draining system to the new outlet. New Crittal windows have been installed along with the subframes, new copings and sills. The preparation for lime rendering is currently underway.

January 2023: The lime render has now been completed on the existing annex. The new glass curtain wall has been installed to the Link Building. The external landscaping has begun on the car park area which includes the instalment of EV charging points. Internally, the second fix of carpentry and electric have been completed throughout as well as the installation of the new kitchen and kitchenette.

February 2023: Decoration has now been complete throughout the annex including the tiling in kitchen areas as well as the WC and shower rooms. The light fittings have been installed and the lift is now in place. The fire alarm system and access control is currently being installed. The new roller shutter door has been fitted to the red brick workshop.

May 2023: The mechanical and electrical systems are currently going through the initial snagging ready for commissioning. The internal doors have been hung and internal carpentry is near completion. Externally, the landscaping has been completed and the EV charging points have been installed.



June 2023: The final decoration and clean has been completed and presented to architects for final snagging.
